Property giant Megaworld has officially launched its newest upscale residential project, The Bellagio Palawan, set to rise within the master-planned Baytown Palawan Township along Puerto Princesa South Road, where construction has already begun.
The 12-story condominium project will be the first of its kind in Puerto Princesa City, offering 188 smart home units designed to merge luxury with nature.
Speaking at the launch event at the Best Western Plus The Ivywall Hotel on Tuesday, Javier Romeo Agustin, Megaworld Vice President for Sales and Marketing, talked about the strategic importance of the development.
“Puerto Princesa is a rising star in Philippine real estate, and we see this as the perfect time to bring a Forbes Town-style lifestyle here,” said Agustin.
“The Bellagio Palawan will offer not just high-end living spaces but also serve as a lifestyle destination for both locals and visitors,” he added.
The condominium project, he said, promises to elevate the standard of urban living in the city. Each unit will be equipped with smart home technology, allowing residents to remotely control lighting, appliances, and other features via a mobile app.
The units will also feature spacious balconies, with some of the largest three-bedroom suites reaching up to 109 square meters.
“We’re offering a space where residents can enjoy both comfort and convenience,” he said.
“Our target market includes affluent Palawenyos, expats, and even tourists who fall in love with Puerto Princesa. This is the kind of development that complements the natural wonders of Palawan without competing with them,” Agustin described.
The building’s design will have flowing horizontal features that resemble wave movement, drawing influence from Puerto Princesa’s famous Underground River. Leaf-shaped canopies on the ground floor will offer shade for pedestrians and a smooth transition to the surrounding landscape.
A standout feature of the property is the city’s first heated infinity pool located on the roof deck, offering panoramic views of Puerto Princesa Bay. Additional amenities include a co-working space, a fitness center with a yoga studio, outdoor lounges, a kiddie play area, and a daycare center, all set against a backdrop of nature-inspired architecture.
Sustainability will be at the core of the development. The tower will include energy-efficient systems such as low-flow water fixtures, occupancy sensors in hallways, and a rainwater harvesting facility.
“We’re making sure that this development not only offers luxury but is also environmentally responsible,” Agustin added.
The building will also feature a sewage treatment plant and a materials recovery facility (MRF) to support sustainable waste management.
₱3 billion in sales
Megaworld projects ₱3 billion in sales from The Bellagio Palawan, which is set to complete construction in 2030. The entire Baytown Palawan Township, covering six hectares, will include commercial spaces, restaurants, cafes, and other retail outlets designed to create a vibrant urban community.
Harold Brian Geronimo, Megaworld’s Vice President for Public Relations and Media Affairs, added during the press conference that they are investing a total of ₱7 billion in the development of Baytown Palawan over the next five years.
He said the township will transform Puerto Princesa’s skyline, and that they are confident it will become a key destination for both locals and tourists.
“Developments like this are catalysts for growth. By attracting more locators and offering world-class amenities, we expect to see a significant increase in tourism and business opportunities in Puerto Princesa,” Geronimo said when asked about the economic impact of their investment.
He also emphasized the project’s potential to generate jobs and boost tourism.
Baytown Palawan is envisioned to be Puerto Princesa’s answer to Bonifacio Global City (BGC), offering the same vibrant atmosphere with a distinctly Palawan flair.
“We want to bring the Forbes Town experience to Palawan—a place where residents can enjoy high-quality living and an exciting lifestyle right at their doorstep. We believe this development will not only benefit its residents but also contribute to Puerto Princesa’s ongoing transformation as a premier urban hub,” Agustin said.
