Unsure on how to balance my savings / retirement



I’m sure this question has been asked a number of times here. I’ve been struggling with this for the past couple of years, and i’m starting to become restless over his topic.

Some background. I’m 25 in a hcol making 150k annually. My net worth is around 270k. 140k is locked up in retirement, 25k in company ESPP, and the rest in an HYSA. My biggest goals are to have a house, be financially comfortable with my future family, and retire early if possible.

My expenses are about 1700 a month excluding food. I max out my Roth IRA, 401k, and HSA. I pay my expenses, spend a chunk on food/entertainment, and save the rest. Cheapest houses around my area are around 650k. Should i stop maxing out my retirement accounts to save for a house? Should I invest instead of a HYSA? I want to buy a house before I turn 30.

Considering most of my net worth is locked in a retirement, I feel like I wasted my money. I could have bought a house by now. Any advice?
