Should I Get Licensure or Hire Architects for Real Estate Ventures?

Current architectural designer here with about 1000 hours left in AXP. I’ve realized that the traditional architect role, and working in a corporate setting, is not for me. I realize now that my interest is in, and always has been, buying properties (residential + commercial) rehabbing them, and renting or selling them. In your opinion, would I be better off getting my license to act as my own architect, or would it be more scalable and better worth my time to hire architects? It seems like many people end up doing this same thing but hire out architects rather than do the work themselves. What do y’all think?
